CONTROLLER (REAL ESTATE)

1. Cross-Functional Collaboration & Leadership

  • Act as the primary accounting point of contact across departments including property management, project development, and corporate finance.

  • Ensure alignment and communication between accounting and field operations to support company goals.

2. Financial Close & Reporting Oversight

  • Lead monthly close processes, ensuring timely and accurate financial results at the property level.

  • Analyze financial statements, variances, and account reconciliations.

  • Coordinate with site teams and third-party managers for data integrity and timely submissions.

  • Review and approve monthly reporting packages, distributions, capital call notices, and preferred return schedules.

  • Manage intercompany settlements and debt-related payments.

  • Facilitate monthly financial review sessions with operational leadership.

3. External Reporting & Compliance Management

  • Supervise the preparation and submission of all required external reports, including:

    • Annual tax filings and K-1 distributions

    • Partner and lender reports

    • Property-level tax declarations and escheatment documentation

  • Collaborate with tax advisors and other external parties to ensure accuracy and timeliness.

4. Budgeting & Forecasting

  • Direct the annual budget process in coordination with the operations team.

  • Maintain a reliable and scalable budgeting model.

  • Analyze non-controllable costs and consolidate budget inputs for executive review.

  • Implement and manage a financial forecasting model; produce variance analysis comparing forecasts to actuals and budgets.

5. Transactional Support

  • Contribute to financial elements of property acquisitions, sales, and refinancings.

  • Support due diligence and integration efforts related to major transactions.

6. Strategic Projects & Process Improvement

  • Spearhead key initiatives, including technology implementations and process optimization.

  • Promote efficiency while upholding internal controls and financial accuracy.

7. Cost Oversight & Expense Control

  • Monitor and manage property-level expenditures.

  • Authorize purchase orders and vendor invoices on a weekly basis.

8. Team Leadership & Department Oversight

  • Supervise a team that may include accounting managers, senior accountants, and AP personnel.

  • May also lead a centralized support function for portfolio operations.

  • Provide mentorship, performance oversight, and team development.

9. Policy Development & Internal Controls

  • Design and implement accounting procedures to support operational effectiveness and financial compliance.

  • Ensure adherence to best practices and consistent application of internal controls.

10. Other Duties as Assigned

  • Take on ad hoc responsibilities and projects as needed to support business objectives.

 

Requirements:

  • Bachelor’s degree in Accounting

  • 12-15 years of real estate accounting experience is required (multi-family or residential preferred)

  • 2+ years of public accounting experience preferred

  • CPA preferred
  • 5+ years of supervisory experience is preferred
