MANAGER OF FINANCIAL PLANNING & ANALYSIS (REAL ESTATE)

Duties:

  • Direct the annual budget creation, quarterly projections, and multi-year financial planning for residential properties.

  • Work closely with Development, Operations, and Asset Management teams to ensure financial plans align with organizational goals.

  • Develop and update financial models, including cash flow projections, IRR, and ROI analyses for current communities and new projects.

  • Perform variance analysis, comparing actual performance to budgets and forecasts, and provide actionable insights.

  • Oversee the preparation of monthly and quarterly financial reports, including KPI dashboards and executive summaries.

  • Track market trends and economic factors impacting the residential housing industry.

  • Collaborate with the accounting team to maintain accurate financial records and ensure proper accruals.

  • Support financing activities, including debt/equity deals, due diligence, and investor communications.

  • Identify and implement process enhancements and automation within financial planning systems and workflows.

  • Foster and maintain relationships with external capital partners and stakeholders.

  • Produce financial analyses and reports for Joint Venture partnerships.

  • Provide data-driven insights and scenario analyses to support investment committee decisions.

  • Update Pro Forma statements for sales and construction milestones.

  • Compile and submit Builder Profitability reports to land sellers.

  • Track and manage supplemental land income from guest builders.

  • Coordinate the collection of documentation for audits.

Requirements:

  • Bachelor’s degree in Finance, Accounting, Economics, or a related discipline (MBA or CPA is a plus).

  • 5+ years of total accounting & finance experience. Prefer 2+ years of experience in a Big 4 or national CPA firm (with real estate clients)

  • 2+ years of direct financial planning & analysis experience required
  • Prefer experience in residential real estate, development, or investment management.

  • Advanced proficiency in Excel and financial modeling, with strong valuation skills.

  • Familiarity with financial software like Vena or Newstar is advantageous.

  • Exceptional communication and presentation abilities, with a knack for simplifying complex data for leadership.

  • Highly analytical, detail-oriented, and collaborative, with a focus on innovative solutions.

  • Deep knowledge of real estate market dynamics and trends.

  • Solid understanding of accounting principles and financial statement preparation.

  • Enthusiasm for leveraging technology, data visualization, and process improvements.
